How to Choose a Cleaning Service on the Sunshine Coast: What to Actually Look For

There are a lot of cleaning companies on the Sunshine Coast. A quick search brings up dozens, from sole operators working out of a van to franchises with offices in every suburb. If you’re looking for a regular cleaner or a one-off deep clean, the number of options makes it hard to know who to trust.

We obviously have skin in the game here. But we know this industry from the inside, and we’ve seen enough go wrong when people choose on price alone to offer genuinely useful advice.

Insurance: The One That Really Matters

Ask any cleaning company whether they carry public liability insurance and what the coverage amount is. A minimum of $10 million is standard for commercial and residential cleaning in Queensland.

If a cleaner damages your property — breaks a window, scratches a benchtop, causes a water leak — you need that covered. An uninsured operator means the cost falls on you or your home insurance, affecting your premiums.

It’s surprising how many operators, particularly sole traders and cash-in-hand cleaners, don’t carry insurance. Ask for a certificate of currency, not just verbal confirmation. Any legitimate company provides one without hesitation.

ABN and Business Registration

A registered business with an ABN is accountable in ways a cash operator isn’t. You can verify any ABN on the Australian Business Register to confirm it’s active.

If you’re claiming cleaning as a tax deduction (investment properties, some home office situations), you need a proper invoice from a registered business. Cash payments without invoices won’t fly with the ATO.

For bond cleans, property managers almost universally require invoices from registered businesses. A handwritten receipt without an ABN won’t satisfy your landlord or the Residential Tenancies Authority in a bond dispute.

What Products Do They Use

On the Sunshine Coast, this matters more than most places. High humidity, salt air, proximity to waterways and the Great Barrier Reef Marine Park — the products going down your drains have real environmental consequences.

Ask whether the company uses eco-friendly, biodegradable products. Some say they do, then show up with conventional bleach and ammonia-based cleaners because they’re cheaper and faster.

Genuinely eco-friendly products perform well for regular tasks. For heavy-duty situations — serious mould removal, end-of-lease ovens — stronger products are sometimes necessary. A good company should explain when and why they’re using them rather than defaulting to harsh chemicals for everything.

Reviews: Look Beyond Stars

Google reviews are useful but not complete. Read the negative reviews specifically — a couple of bad experiences in hundreds of jobs is normal. Recurring themes (late arrivals, inconsistent quality, poor communication) are genuine signals.

Ask for references from clients in your area. A Maroochydore company should have happy customers in Maroochydore, not just Noosa or Caloundra. Also check local community groups — the Sunshine Coast Council community page and local Facebook groups often have recommendation threads. Word of mouth from your suburb is worth more than any online marketing.

Pricing: Understand What You’re Comparing

Cleaning quotes vary enormously because companies quote differently. Some charge by the hour ($40-65/hour is typical for residential on the Sunshine Coast). Others quote flat rates. Some include products; others don’t.

When comparing, ask: Is it per hour or flat rate? What’s included? Are products extra? How many cleaners? What’s the cancellation policy?

A quote of $120 for a 3-bedroom house sounds cheaper than $180. But if the first sends one rusher for 2 hours while the second sends two cleaners for a thorough 90 minutes, the pricier quote may be better value.

For bond cleans, get the quote in writing with a clear scope. Bond clean disputes usually arise because the cleaner’s definition of “complete” doesn’t match the property manager’s expectations. A detailed written scope protects both sides.

Communication and Reliability

This is the factor that determines whether clients stay long-term. Actual cleaning quality among professional companies is broadly similar. What separates them is communication — prompt responses, confirmed appointments, notification when running late, follow-up after the first clean.

A surprising number of cleaning companies still operate on a “turn up and hope” model. We’ve built our systems around communication because we know it’s what clients value most: automated confirmations, post-clean checklists, and direct lines to management for any issues.

Trust Your Instincts

When a cleaner comes for the first time, pay attention. Did they arrive on time? Clean, branded uniform? Did they ask about specific requirements? Treat your home with respect?

These aren’t superficial — they’re indicators of professionalism. A company that invests in uniforms, vehicles, and training delivers more consistent quality than one that doesn’t.

Choosing a cleaning service is a trust decision. You’re giving someone access to your home. Don’t let price be the only factor.
