Bond Cleaning Checklist for Sunshine Coast Renters in 2026


Bond cleaning standards in Queensland have not relaxed in 2026 — if anything, the property managers we work with are more particular than they were three years ago. The cost-of-living squeeze means agents are checking everything, and tenants are losing bonds over the kind of details that used to slip through.

If you are moving out of a rental on the Sunshine Coast, here is what is actually being inspected, room by room.

The kitchen

The kitchen is where most bonds get held back. Property managers in 2026 will check inside the oven (including the grill tray and the racks), behind and under the rangehood, the rangehood filter, the splashback grout, the inside of the dishwasher, the seals on the dishwasher and the fridge if it stays, the top of the cupboards, and the silicone around the sink.

The most-missed item: the rubber seal around the oven door. Built-up grease in that seal is an automatic re-clean call.

The bathroom

Tile grout, shower screen, the underside of the toilet seat, the cistern, the exhaust fan cover, behind the toilet, the bathroom mirror cabinet inside, and any silicone around basins and baths. The exhaust fan in particular gets missed on most exit cleans we are called in to re-do.

Mould is the other big one in Sunshine Coast properties. Our coastal humidity means mould creeps back fast. A bond clean that was perfect a week ago will already have visible mould in the corner of the shower if the property has sat empty. If the keys are being handed back more than a few days after the clean, plan a quick mould wipe just before handover.

The bedrooms

Inside the wardrobes. Tops of the doors. Skirting boards. Air conditioner filters in the wall units — this is the one most tenants don’t even know about, but most QLD leases include the AC filter in the cleaning obligation. Tracks of the sliding doors. Behind any built-in furniture.

The laundry

Under the washing machine and dryer if they are not provided. The laundry tub strainer. Inside the cabinetry. The lint filter on the dryer if it stays. The exhaust fan if there is one.

Outside

Outdoor areas catch many people out. The garage floor, particularly oil stains. Cobwebs on the eaves. The clothesline. Any garden bed mulch the tenant added. The letterbox. The driveway if it has obvious grease marks.

The walls

QLD leases generally allow for “general wear and tear” but mark-making and stains beyond that are tenant responsibility. Magic eraser handles most marks. Coloured walls that have been patched need to be patched with matching paint, not white.

The carpets

Most QLD leases require professional carpet cleaning at exit. The receipt is usually requested by the property manager. Make sure the receipt is dated within a week of handover, not from a month earlier.

The honest summary

Bond cleaning on the Sunshine Coast is exacting in 2026 because the rental market is competitive enough that property managers can afford to be picky.
