End of financial year is one of the busier periods for property cleaning on the Sunshine Coast. Property investors getting their investment properties presentable for tenant changeover, Airbnb hosts running a winter deep clean before the school holiday peak, and owners preparing properties for sale through the EOFY listing window all need work done through May and into June.

Mid-to-late May — the inspection and quote window. Investors and hosts who want a quote on an EOFY clean program are wise to book the property walk-through in the second half of May. This is the calm window before the peak demand picks up in early June.
Early June — the heavy work window. Deep cleans, carpet steam cleans, exterior pressure cleaning on driveways and patios, gutter cleaning. The exterior work in particular is best scheduled before the wet weather window in the second half of June. Booking heavy work into the first ten days of June gives the best chance of clear weather.
Mid-to-late June — the inspection-ready window. Light final cleans before agent inspection or before tenant changeover. The light final clean is the one that gets reviewed by the agent and is the one that matters for the inspection sign-off.
A few practical notes for Sunshine Coast property owners running EOFY cleans in 2026:
The bond clean checklist matters. Real estate agencies across the Sunshine Coast are working from a Queensland-aligned bond clean checklist that has been broadly consistent for the last few years. The categories that fail bond inspections most often are oven and rangehood, shower screens, blinds and tracks, exhaust fans, and outdoor decks. A bond clean that does not specifically address these categories will fail inspection.
The Airbnb winter pattern. Winter is a strong booking period on the Sunshine Coast for southern Australian visitors. Hosts running properties for school holiday bookings through June and July are best served by a heavy deep clean in late May or early June before the booking window opens. The carpet steam clean booked the day before inspection that uncovers a stain is the most common cause of property-clean delay in the EOFY window.
For property investors and Airbnb hosts planning the EOFY clean cycle in May and June 2026, the read is to book early, schedule the heavy work into the clear weather window in early June, and confirm the inspection-ready final clean with at least a few days margin before the agent walk-through. The contractors with capacity in mid-to-late June are mostly the ones that booked work into a tight schedule and missed slots earlier in the month.
